Our project specific, one-off furniture packs respond to meet programme, occupancy timelines and budget, matching residents by affordability, taste and lifestyle. We work in close consultation with sales, letting and building management teams to deliver apartments which correspond to brand, unit mix and occupier type.

Designing a BTR scheme is about balancing the commercial aspirations of our developer and operator clients with our creative vision for their projects. We acknowledge that the key to standing out is to fully research and understand the customer and to design a space that caters to their requirements, then deliver a seamless product that leads the market in occupational experience.


CONCEPT: We’ll start the creative process by refining design style and proposed layouts, and developing colourways and finishes in-line with the scheme’s client demographic. We work with clients to both design and select furniture pieces which work in direct alignment with the target market and overall scheme design, setting the development apart from the competition.


CONSULTANCY: We’ll provide advice throughout the design, development and delivery process, liaising with your consultants and project team, as well as the sales and operational teams, to define the aspirations for the new community and create a strategy, through impactful design, which appeals to the target market, maximises occupier retention and minimises voids.


DESIGN: We will design and specify exclusive FF&E, blending style with function, quality and longevity. We select furniture pieces which fit the occupational requirements of your residents; we consider the integration of technology, flexible working, contemporary trends versus timeless functionality, security, sustainability and adaptability to future potential growth. We work with innovative suppliers with whom we can design completely bespoke, one-off pieces, for a truly unique product offering that sets a new standard in a fast-growing sector.


We’ll use our industry knowledge and understanding of end-user requirements to create stunning, project-specific show apartments to launch and promote the development, striking a key balance between functionality and aesthetics.


MOBILISATION: We’ll finalise designs, appoint trades and implement an agreed project programme; between our own warehousing and that of our key supply partner, we have over 300,000 sqft of space, enabling us to hold significant stock ready for immediate delivery and installation.


DELIVERY: While the project is on site, we’ll work closely with the contractors to achieve the successful implementation of our design, along with the installation and commissioning of all associated services. We’ll monitor and report on progress and quality and ensure programme deadlines are met.


LIFECYCLE: We’re here for our clients after practical completion and scheme occupancy - to maintain quality and ensure continued profitability and resident satisfaction, we ensure product availability for an extended period, to allow us to continue to service clients where top-up product is needed; we’ll work with you to drive efficiencies during the process. We also devise replacement designs when the scheme requires.
